Applicant Standards & Policies

  • Fair Housing Laws: Murphy Development, Inc. does business in accordance with the Federal Fail Housing Law and welcomes persons of all race, color, religion, sex, handicap, familial status or national origin. We believe in providing equal opportunity to all persons regardless of their age, sex, race, color, religion, national origin, ancestry, disability, familial status, marital status, sexual preference/orientation and any other factor deemed impermissible for consideration in accordance with applicable local, state and federal laws and we are committed to enforcing the Fair Housing Laws.
    • Each adult applicant (over 18 years of age) must fill out an application completely. False information is grounds for denial. If any information on the application is false or misrepresented, the application will not be approved. If the misrepresentations are discovered after a rental agreement is signed, the agreement will be terminated.
      • We require applicants to have monthly income of approximately three (3) times the rent.
      • Applicants must have a successful rent payment history. If an applicant has been evicted from a previous apartment due to non-payment of rent, the application will not be accepted.
      • Applicants must have a successful rental history. If an applicant has been evicted for behavior that includes causing disturbance, threatening other persons, damaging an apartment, breaking a law or other reason, the application will be rejected. If a previous landlord reports such behavior, the application will be rejected.
      • Credit History will be checked for each applicant. Applicants are subject to denial for poor credit history.
      • Employment and amount of income – Employer is called to verify all information on the application. We require all applicants to submit two (2) most recent paycheck stubs with their application. Self-employed must provide (2) years of tax returns.
      • We require a earnest money deposit of $500.00 to be submitted with the application. If the application is not accepted, the full earnest money deposit will be returned to the applicant. If the application is accepted, the full earnest money deposit will be applied towards the security deposit. If, after the application has been accepted, the applicant decides not to rent the apartment, this down payment will first be used to cover the re-rental costs of the apartment and the lost rent, if any, due to cancellation. $25.00 non-refundable application processing fee is required for each adult application.
      • It takes approximately three working business days to process an application.
      • We offer six (6) month or (12) month leases.
      • A proper notice to move is a 45 day written notice so the unit becomes open on the first day of the month.
      • RENTERS INSURANCES IS REQUIRED FOR ALL LEASES AND LEASE RENEWALS. All tenants shall secure a renter’s insurance policy against personal property losses and liability claims.  Said policy should be sufficient to cover all personal property and at least $300,000 for any potential liability claims.
  • Pet Policy:
    • Murphy Development, Inc. has a “NO PET POLICY”. (with the exception of legally-defined emotional support or service animals which require additional support documentation for approval from Management.)
